Fair Oaks-Manhattan Manor boundaries are roughly Euclid Avenue to the north, Manhattan Avenue to the west, Gandy Blvd. to the south and Himes Avenue to the east. [1] Dale Mabry Highway runs through the neighborhood.

As of the census[2] of 2000, there were 3,861 people and 1,930 households residing in the neighborhood. The population density was 3,751/mi². The racial makeup of the city was 87% White, 4.0% African American, 0.0% Native American, 4.0% Asian, 2.0% from other races, and 3.0% from two or more races. Hispanic or Latino of any race were 12.0% of the population.
There were 1,930 households out of which 17% had children under the age of 18 living with them, 32% were married couples living together, 10% had a female householder with no husband present, and 9% were non-families. 44% of all households were made up of individuals.
